My plans might involve both renting and buying or only one depending on the market conditions. I’ll take your agent recommendation on either, if you have one.
I will be selling in Stratford. I will need to have reliable estimates of time required to sell and of sales price. I'll be buying another place by using the Hubbard Clause, so accurate numbers will be important to me. I hope not to give the place away but sadly, our market is what it is.
I will want someone who knows the neighborhood well, and has a proven record as a seller.
I recommend spending the money to have a licensed real estate appraiser prepare an appraisal report for your property. That is the best way to get an idea of what your property is worth. And when you get the appraisal, spend the time to research the comparables used in the report. Where they sold recently? Are they from similar neighborhoods? Have property condition adjustments been made?
Don't waste your money paying for one. Especially if you are then going to reexamine it after the fact.
What are you really paying for. This is not an exact science true, but there are easily identifiable patterns.
Have the 3 biggest/ popular Realtors give you an estimate with back up. They should do this more or less identically. Then compare stats. You will get a good idea and have killed 2 birds as you need to hire a realtor anyways.
My personal opinion to not trust anybody's data. A house sells based on price and timing. There is no magic formula and licensed appraisal is just another data point. I would not pay for it. Buyers will when they move forward with process. One great site is raveis. You can search for closed sales by town. That is best method
