Does anyone have any intel on these? There are about 6 for sale, the prices are reasonable for Westport as are the HOA fees, but I can't seem to find a management company, a complex website, or any other information. Would love to hear anyone's knowledge/experience. Thanks much.

I found this online. I believe they manage the complex for the association. You could also ask questions to a local agent that is familiar with the complex. Maybe one of the listing agents can help too but they may be biased. Jay

Of those 6 that are interested, 2 of the units do have accepted offers-per MLS. Accrording to a couple of the listing, the HOA dues are paid quarterly of 1531.84 plus there's a quarterly district tax of $1496.91. So that's almost $1000.00 per month, $12,000 a year plus your mortgage and property taxes due to the town. The whole complex features 82 homes, so having 6 properties on the market seems somewhat reasonable. There is a pool and tennis. The maintenance charges include grounds maintenance, snow removal, property management, pest control, pool service and road maintenance.

Those figures work out to an HOA of $750/month but that's besides the point. I'm curiuos to know what this District tax is or coming from?

These fees would total $3,028.75 per quarter. There are 3 months in a quarter so the monthly cost would be $1,009.58. I am not sure what the District Tax is. I would be curious to know too. Jay

What a dope I am, I was dividing by 4. Thank you.
Perhaps it's some sort of Route 1 related tax since those units are on Rt 1.

It turns out that, in addition to property taxes and HOA fees, there is a "special assessment" billed quarterly, and the total of all these adds up to north of $20k. The special assessment was divided from the HOA fee because once upon a time it would have been tax deductible, as it covered road paving and other town-like improvements, but with the massive cuts in home-based tax deductions, it no longer really helps. All this is to say that moving to a condo wasn't quite the bargain we'd hoped, though it certainly cuts down on maintenance costs from owning a free-standing house.

What other “town like” improvements are they talking about? Sewers, drainage? Also is this just for these condos or does it cover the entire area? I am wondering if the condo builder did this to make the development more attractive to the town to approve since condos in Westport are relatively new and the property these were built on was previously zoned for commercial development.

I know Westport was reluctant to allow condos well into the 80’s (yes, NIMBYism) so developers really had to prove they would be an asset to the town, not a burden. That was particularly difficult when they were being built on commercially zoned property which added to the tax base but required significantly less town services. Jay
