Hi All,
I am looking for Modern Mobile Home Parks in CT. What I mean by modern is, instead of lining up the units
like dominoes. They take the units, usually double wides, and place them across the lot with the length of the
unit facing the street. Some parks also build a garage on one end. Any assistance greatly appreciated.

Where in the state are you looking? There aren’t a lot mobile home parks in the state, especially the kind you describe. You can check the link below for parks.

While I'm sure there will be some isolated answers like Jay gave, this is probably one of the least "mobile home oriented" parts of the US. While this is also true statewide as he noted, mobile home parks within even 75-100 miles of NYC are even rarer than available housing in general, perhaps it's one factor why our housing prices are so high.

I know in NYC itself, there's only 1 mobile home park, it's in the southernmost part of Staten Island, and it's so rare that when a unit is available it usually goes for $100-200K (on top of your monthly lot rent). I know of a couple similar places a bit over the river in NJ. Same thing in Westchester County, just a couple in the northernmost part of the county, with the same issues. North of that you start to see some. This region has a strong "NIMBYism" that is going to prevent more of these from appearing even if housing affordability suggests there would be a market incentive to have more.

Going back to CT, in Fairfield County, I found a couple near Danbury, and one halfway between Trumbull and Shelton. And just past FFC, one between Milford and New Haven. I'm sure the same kind of scarcity/expense exists there too. Maybe there's more in CT beyond that, I know others will chime in, good luck!

There is one in Shelton. Shelton is a nice town in Fairfield County. This one looks good and has a cute little back porch.

I don't know what counts as "modern mobile homes"...but there is actually a fair number of mobile home parks in Connecticut, but they are mostly concentrated in southeast Connecticut (New London and Windham counties). East of New Haven along the coastline there are several that I pass each day. Two that look like they have some land around them is Green Arces Homes in Westbrook, and Yankee Village in Old Saybrook, they seem nice. Along US Route 1 is Grove Beach/Lilac Ave in Westbrook, they are newer, and have hurricane tie downs, sheds, and other perks, but they are closer together. Still you can walk to beach/boat yard/restaurants:




There are many in eastern CT in Windham and New London counties, I would look on line .

There are four really nice mobile parks in Southington. Three of them are 55+ Sun Communities, which used to be Jensen's (Sun bought out Jensen's.) While there are some trailers on some of the lots, most of the homes are modular houses.

I think you may want to google "manufactured home communities" instead. That will probably get you better results.
