Kent's win over Glastonbury has ensured Litchfield County to bypass Hartford County in performances for this Tournament.

County Performance Ranks for 2024 Tournament:

1. New Haven County
2. New London County
3. Middlesex County
4. Fairfield County
5. Litchfield County
6. Hartford County
7. Windham County
8. Tolland County

New Haven County has secured first place and is locked. Windham and Tolland County are also secured as 7 & 8 place. However, 2-6 could still shift and is not secure. For the most part, New London & Middlesex Counties are fighting for 2nd and 3rd place, while Litchfield & Hartford County are fighting for 5th and 6th place. Fairfield County still could go up or down a place as well depending on performances of different towns throughout the rest of the tournament.

If it wasn't for Rowayton and proximity to NYC, Norwalk and Branford would be very similar in pricing. Branford might even be more expensive in that case.

New London County has had an unreal tournament. Groton and New London both having big runs must have helped that.

RE: Branford vs Norwalk, COVID really spiked the prices all along Shoreline East. If I had to guess, it probably helped Branford catch up in terms of pricing. Madison and Guilford both got massive bumps in property values.

Yes Groton and New London performances have been HUGE!!!

However, there was also Old Lyme’s win against Norwalk, and Stonington’s win against Fairfield that were extremely key! In the early stages Colchester and Salem also exceeded expectations and had decent runs. North Stonington also exceeded expectations.

While so far East Lyme hasn’t necessarily exceeded expectations by much, it has had much better margins than expected. It beat every town it expected to beat but with quite larger margins than expected, and the loss to Old Saybrook was slightly closer than expected. If East Lyme beats Kent which it is already in the driving seat, it’ll go against Fairfield and that matchup will be huge. In 2020, Fairfield only beat East Lyme by one vote, so that tells me that a Fairfield vs East Lyme matchup would definitely be in play.

Location and proximity is everything in pricing EV - ERY - THING!. If you picked up Greenwich and dropped it in Tolland County home prices would drop dramatically. If you picked up Pomfret and dropped it in Greenwich's place, Pomfret would be CT's most expensive town.
Sono and East Norwalk waterhoods are not much cheaper than Rowayton now. Even the residential forest sections away from the water are more upscale than Branford. If you know you know.

Very normal houses in Norwalk are pricey.

SFH price per square foot is $412 in Norwalk and $230 in Branford.

Even without Rowayton. It’s the location.
