I have a couple of questions,
Why is Frisco unpredictable? Why is Dallas a better investment than the burbs? since Far North Dallas is just as far from downtown than carrollton or lewisville. Property tax of Dallas is >%0.5 than Plano, Lewisville, Frisco so it seems like money down the drain.
I think Denton is half cute artsy college town but half ghetto small city dump. I am also a little too old for college partying unfortunately... I will turn 30 soon.
Why Dallas can be a better investment than many burbs--> the only component of your home that can appreciate is the dirt beneath it. The structure itself is an aging, depreciating asset unless additional monies are invested to upgrade, add on, etc. The dirt can gain value just by sitting there, but in order for the dirt to grow in value, it must be scarce. Landlocked communities (such as interior Dallas, which has been 100% built-out for decades) sees more apprecation in value than most suburbs (like a Frisco which is only 50% built out or a McKinney which is only 30% built out). Make sense?

If you think it takes a long time to get to the highway in FM then you'll not like Frisco. It's horrible to drive in. Ugh.
