Moved to Plano about 4 years ago. Love it. Kids are in a great school and are doing well. We have one more kid now than when we moved and have kind of outgrown the house we bought in Plano. (Not a major major inconvenience, but it would be nice to be in a house 1 bed room bigger). Also kind of weary about all the things breaking in the house and need fixing 'cos the house we are in is 12 years old. So we are entertaining the thoughts of considering moving to Frisco or Allen and get a newer house that is bigger. Don't want to take the thought further without being convinced that my kids will continue to have a healthy, competitive school environment(s) to do well academically. Would like to hear from folks that made a similar move, from Plano to Frisco or Allen, the various considerations regarding the ISDs and if Frisco, the factor about newer housing around Eldorado/Main near Coit/Independence being far away from any retail .. Any thoughts , suggestions, sharing your experiences .. appreciated.

If your HOA (assuming you have one) allows it, contact a contractor about adding on to your house. Buying and selling real estate is expensive, there are a lot of hidden costs, and moving is also expensive not to mention stressful for you and the kids. Adding on and fixing up what you have may be cheaper. I strongly urge you to at least consider it and factor that into your decision. It may make financial sense. It may not. But you should at least crunch the numbers.

Plus, you may find that you have to make some of those repairs to your home in order to sell it anyway. I wouldn't buy a 12 year-old house that needed the sort of repairs that would compel the owner to consider walking away for a newer model. Not without factoring that into my offer and lowballing you.

We don't need as much space as we think. This square feet mania is crazy. Make rooms multifunctional, clean some clutter, add bunk beds or sofa beds and in most cases it works out. If not then make an addition and at the same time add some upgrades. Don't get swept up by new is better fad, save money for retirement and enjoy growing old in your own house.

Having bought 4 years ago, would it make sense to sell now?

Can you break even at closing, especially if the house needs repairs? Are houses selling in your neighborhood now, or just sitting on the market? Adding a new bedroom to your house would increase its value when you do choose to sell. Stuff breaks and needs repairing in new homes; it won't stop.

Thanks for all the inputs so far, I think all your points are valid. Did get some Quotes on adding on. Its about $150 per sq ft for adding on space. It's not that the house is in a dire state. Its just that in every once in a while there is a motor that is broken or a garbage disposal that needs replaced etc .. etc .. which is mostly covered by the yearly home warranty that I buy. Houses are selling in the neighborhood in some cases days.. If we were to move, the intent is avoid spending more than 20-30K than what we get for our house. I am looking for more opinions / direct experiences regarding Schools / academics etc ..

Let's say if you have a 200k house than 12k for realtor, few grands for cosmetic repair to make house sellable and moving cost Easily adds upto 20k. In this market you will not get a good price so it's a tough decision. For rest of the money you may not get a very good house in Plano, Allen or even Frisco. Market is down but for a newer, bigger and better house with good schools and good commute you'll have to take a bigger mortgage. If your kids are in elementary than any Co Co district would do but for high school, PISD is obviously superior so keep that in mind as well.

You're in the best CoCo schools - BY FAR. You're also in a more mature, stable housing market.

Kids can share a room. My friends live in a 4,000 sf, 4 or 5 bedroom home in Highland Park and their 9 and 11 year old girls have always shared a room even though there are 2 or 3 extra bedrooms. The girls love it and prefer it, believe it or not!

Houses need maintaining and the minor repairs you described are hardly worth selling a home over!! If a broken dishwasher is making you want to move, you probably never should have bought a home and just have been a life-long renter.

You must be doing a very fancy renovation if your quote was $150 per sq ft in Plano. That's more than the price it would normally be to build a house if you include the cost of purchasing the land. A reasonable price for a renovation is 1/3 up to 1/2 of that.

Allen is a fantastic option. Frisco is great as well. We live in Prosper and love it. Allen,Frisco,Prosper and Mc Kinney are close enough to Plano for convenience.

Check out the new Richwoods development in Frisco

Richwoods - Master-planned Community in Frisco, TX - Landon Homes, Toll Brothers, K. Hovnanian, Newcastle Homes - Coming Spring 2012

Allen is built out and has a steady home market and good schools. If you are looking for smaller schools you will find that in Frisco....
