Hi Everyone,

I just wanted to know what you all think of the housing communities in Breckenridge and Fire Wheel?

And also, people say the real estate market is popping but for some reason a whole lot of houses over there haven't sold and they look pretty nice.

Any insights?

Nice neighborhood with newer homes in Breckenridge area's Richardson part. It falls in PISD but Firewheel comes in Garland and feeds to GISD which is not very desireable. Homes off of Renner Road are very good value and didn't go down unlike their Garland counterpart.

not very desireable? What does that mean?

Garland ISD gets an undeserved bad rap from those here that truly do not know anything personally about it. While it does not rank in the top tier for the Dallas metro, it is certainly way from the bottom of it, too. As with any other district, you really need to look at the individual schools within the district to determine which is the best fit for your child. GISD is also one of the few districts in the state that offers a "freedom of choice" of schools within its district.

It is a very large district - being the 2nd largest in Dallas County and the 13th largest in Texas - and a very ethnically and economically diverse
district as well -- yet still manages to outrank many of the other suburbs that are often mentioned here in a more favorable light. It also offers an excellent Gifted and Talented program from elementary thru middle school that feeds into the IB and/or the PAE programs offered at Garland High School.

I've included the quick facts for GISD below for your review:

These stats are good so what is the reason people don't want to buy in Garland? Their location isn't half as bad as some of the popular suburbs.

Kudos to you! GISD always gets a bad rap by people that know little about the district.

Because it's one of the older inner-ring suburbs that gets passed by for the newer, flashier outer-burbs and is not touted as "the" place to be, as is Plano, Coppell, Southlake with top-tier school systems, etc., thus it's demographics have shifted to a diverse minority/majority working middle-class over the last decade or two where affordable lower-cost homes are still to be had. Also, south Garland is very much industrialized and this portion along 635 is what passersby see most often and form an opinion of. One point that I read on the GISD website that I wasn't even aware of was that there are now over 60 native languages presently being spoken within the district!

Back when this forum first began, there were many here that touted its virtues (search Garland posts back thru 07-08). At that time, even East Dallas/Lakewood was experiencing the same type of "ignore me-ism" for the outer burbs. If you wonder why Lakewooder pushes his neighborhood with such pride, it's only been through his one-man campaign spouting the virtues of his part of town (much to the chagrin of many here at times! ) that I can't help but think has had a major influence on the positive interest in his area of late. He certainly deserves much of the credit for that!

Remember, what you read here is only representative of the current membership of this forum, which is hardly a true representation of every area within the DFW metro - north, south, east and west - containing more than 6.5 million people.

And, that includes my opinion as well! We shifted from Garland to the Irving/Las Colinas
area over a decade ago which meets our "empty-nest" faze of life better. But, we did live in the northeast part of Garland throughout our children's school years and we could not have asked for a better small-town, close-knit diverse and safe community to raise them. And, ?somehow? we managed to raise three very successful adults in their own right - all without being in the top-tier or private schools -- one an electrical engineer at one of the best engineering firms in the nation (recruited right out of college) - one a top HR corporate executive in the Dallas area - and one a Texas high school teacher/coach that's taken her teams to the state playoffs and won several times -- it must be some kind of miracle, 'cause who'd have thunk it possible from the education writeup/opinions of many here of late.

See the city links - City of Garland, city's official site, and Garland TX from city-data.

Anything in that area is going to be a good choice. The schools in GISD are very good in that area (but they do offer school choice as well). And the schools in PISD are also very good. New MS right in the area. It feeds to Williams HS which has struggled in years past. Mostly due to overcrowding. But they've added another 9-10 HS so those issues shouldn't be a problem going forward.

It's close to shopping, 190, has good parks, entertainment as well.
