Need small dog friendly, 2 parking spaces, laundry/dryer in apartment, decent square footage, relatively nice inside. Thanks!

2 parking spots, laundry and dryer and decent square footage? In Lakewood/East Dallas, for under $900, it's going to be a complete dump. I'm sorry to say. Are there any other places you might be willing to live?

There are really more duplexes and small houses to rent in Lakewood, than apartments. And those are usually well over $1000/mo if they are nice.

decent square footage to me would be 600 or so for a 1-br. I'd be willing to go farther north or east i suppose but i'd like to be within 15 minutes drive, even in rush hour traffic, from uptown. is that possible? i'm sorry, i just don't know how expensive things are in east dallas.

You can try The Winstead @ White Rock or Power Properties - apartment dallas rental uptown, apartment locator dallas, downtown dallas apartment.

I have some properties I rent in that range but as I said, I have not raised the rents in some time. I think my tenants know they are getting a deal so they don't leave. The last one I had open (I did raise that rent $300) I had something like 4-5 phone calls and 7-8 emails per day. I rented it to the second to see it.

I usually just list things on dallas / fort worth apts/housing for rent classifieds - craigslist search Lakewood East Dallas M Streets Lower Greenville White Rock Lake...also Campagna Realtors handles a lot of the duplexes etc and they advertise in the Dallas Observer.

I know I sound like a broken record on this area (Skillman, Greenville Ave, Lover's Lane - University runs through) but even though it's on the north side of Lakewood it's still a great area to look for a place. It's also just south of the Village and very near Central Market, DART stations, SMU and the lake.

Are those areas safe though? Some apartments in the areas you mention are very inexpensive.

Yes. The areas Lakewooder mentioned are certainly safe. They are very well kept apartments with good accessibility to Central and the DART Rail line.

Having grown up in the area, worked at Energy Square and having gone to SMU, I have driven through this area nearly every day for decades. I usually don't leave the office until dusk and there are always people out walking, jogging or bicycling to the lake, dogs, a few kids, students walking from SMU, etc...I have three friends who have lived in the area for 10-12 years (two own converted condos and one rents) and they love it -- never a problem. I have even walked home from work this way when I lived a bit closer.
