Basically, it's a hole in the ground designed to catch rain runoff. They simply dig out a hole an then run rain gutters along the ground to funnel the water into the hole. We got one in our neighbor an planted trees and grass around it to make it look nice. Now every once and a while, we end up with mesquitoes when it rain hard but that's about it.

Can I ask what builder you talking with and what did they say ? Do the other lots have houses on them ?

@Rakin, the builder is First Texas Homes. The community is Village Lakes, Frisco. This is the 3rd phase in the Village Lakes community. They said there is going to be a overflow behind the lot. The other lots are vacant at present. The construction would start end of this month. We have close friends in this community and really liked the area.

Thanks for the explanation! It doesn't sound like a huge deal having this overflow close by.

First TX is a pretty good builder who I've done quite a bit with over the years. They give you a decent deal and good home for the money.

Just from what you've said, I see no problems as long as the land behind it will not have a Walmart. I would assume you are away a distance from commercial potential ?

@Rakin, thanks for your reply. The base price is $316k for the house plan we liked. There's also a $5k premium for the lot. Does that seem fair? The lot size is 7500 sft and the house is about 4000 sft.

It's hard to judge just by looking at the photos and not seeing it in person but I see no problems. That land behind the church & YMCA could be used for something like a church but I'd suspect more homes.

You just gotta make sure the drainage is good enough so you're not getting into a flooding problem. I can also see a lot premium since you will have green space around / behind you. Will the HOA or city maintain that green space and will it be sprinkled or left natural ? Who mows it or takes care of a wash out ?

These are questions to ask

I'm not sure on pricing in this area since I have only recently relocated but that is a LOT cheaper than we spent on our last home for the same lot size and a 4200 sft home. And you're located in a much better area. My best avice though is eyeball the hell out the materials used in the build and get good warranty. I read once that a person/family will spend an additional 30,000 the first year or two on repairs on a new home. We bought our old home used, only two years old. Over the following 2-3 years we put close to 100k replacing misc stuff including 2 AC units.
