Taking a job in Mesquite. I don't mind somewhat of a commute to work, I would rather live on the outskirts. I have looked at a few homes in Royse City which is a little far but would be the max distance. I like the schools in Forney and how close it is and all it has to offer EXCEPT for the HOA's! Is there an area that exists withing 20-30 miles of Mesquite that is non- HOA and has at least 1/2 acre to 1 acre lots with good schools!

What's your budget? I would say Sunnyvale, but it can be $$$...

There are areas in Forney that aren't in HOAs (or the HOAs are soo lenient because they allow horses, goats, etc.). The ones I've seen have 1+ acre lots but they're aren't new - more like 10-15+ yrs old. You could also look in Heath (better schools than Forney) but the area can be pricy. Kaufman is an option, but the schools (IMO) are only so-so. Sunnyvale has some areas that aren't HOA - but be aware of the propessed 190 extension (although it will be 5-8 yrs before they even start construction). There's a house off of Barnes Bridge Road with 2 acres. Keep in mind that Sunnyvale schools are 'extra small' (2A) by Texas standards. (I consider 1A schools to be 'extremely' small.)

I know it's not that big of a budget but we will be only on my income and my wife will be at home with the kids. So, that being said our top end is no more than $160K. Sunnyvale is out of the question for sure. There are a few homes in Heath and Sachse and I have even thought as far out as Royse City but that is getting too far. Ideally we would like at least an acre to turn a few farm animals loose and have a garden.

I wish there was some way I could find out if there were any homes for sale in the area between Forney, Terrell and Royse City.

You are correct that your budget is low. If you really want acreage you are going to have to go to at least Royse City. Just past there in Union Valley are nice homes on small acreage. Do not move to Terrell or Quinlan if you want good public schools. Theirs are notoriously BAD!

Keep in mind that in this part of Texas, you need a full acre per horse or cow for grazing. Anything less, and you will end up with no grass and an overgrazed bare dirt lot. And even with this amount of land, you will still need to feed hay, and it is still outrageously expensive due to our prolonged drought.

Some area's in Rowlett are non- HOA. And a short commute to Mesquite.
I have a 1 acre lot in Rowlett.
