I saw couple of homes in Margo Court Dr plano, which is in The Estates of Willow Crest, any reviews about this community is appreciated.

Also it is right beside 121 and walmart, sams etc is near by which makes all commercial areas near by... are these negatives or positives for this community?

That community came to a pause when Portrait Homes went bankrupt. They came back as CB Jeni and restarted the project. It is in Plano city but feeds to Frisco schools. I don't know much about the homes or location but probably Naima or Rankin can give you all the info you seek.

I think it offers a lot of convenience having major highways, stores, and restaurants close to home. It may not be quiet and dark though being so close to those things.

As far as how it affects your home price/resale, I cannot comment.

Margot Court backs up to a commercial zoned land and SH121 so that is as huge downside for the builder.

The businesses around it don't necessarily make it a bad investment, many people like how easily accessible to the highways and get a new home. However, I wouldn't pay anywhere close to what they're asking for those.
