DMN is as proper as we get here but I didn't mention it as the news of the century, just mentioned that apparently there are other people in similar situation as mine.

PH's leftovers under $400K with underperforming publics aren't a really attractive deal. However, if someone prefers 75080 + RISD better than 75093 + PISD then they can certainly find cheaper houses.

With all due respect Pama, you don't know what you're talking about.

If you can find a SFH for around $400k in PH, it is usually being marketed for the lot value only. That doesn't mean the house is dilapidated or useless. Some people...and believe me, this does happen...are willing to sacrifice new drywall for an older home in PH to be close to their children's schools. It's not just elite privates, either. The area is also popular with Orthodox Jewish families who walk to temple and who often send their children to Jewish day schools. It's not unheard of at all for them to buy a fixer-upper that they can't really afford to fix up just so they can get into the neighborhood. Location > drywall for them.

I am sure there are people who do that but not everyone wants to buy a fixer upper and send kids to religious day schools. Most people are fine with a nice house and great public schools. I rather have children to grow up with kids who are financially similar to them, not trust fund babies.
