I checked in to Bella Strada and was told that only one quick move in was available (priced at $530,000 and so, above my range...trying to stay in low 400s).

Regarding subdivision at Spinks and Gerault/Morriss, that is Bella Strada Phase 2...It is by First Texas and was told that preselling could be in 6-9 months.

Regarding the land clearing at 3040 and Garden Ridge, I couldn't find any information on the net. I will check in to when I drive by this week.

Regarding Flower Mound Oaks, the elementary school Vickery seems to be a big drawback to me and also, the price is 430+ (25k higher than AmericanLegend)

I talked to a friend who lives near to Morriss and FM407, and was told it takes 25 mins off-peak and 35 mins peak time to go to irving...This commute seems ok. Please correct me if the time I was quoted is grossly inaccurate. I go to work 3 days a week and so, I am 50% leaning towards American Legend. If there are any concerns with Morriss/FM407 other than commute, please let me know.

I just started reading about the River Walk project...Any opinions about this project impact (good/bad?) on nearby houses ? The community I am looking at (AMLegend at FM407/Morriss) is not far off.

25-35 mins is probably accurate. Maybe 5-10 mins longer, but it's not way off base. It's about 15 mins off-peak from the area you're talking about to my home in southeast FM, and another 20 mins off-peak from my home to 114/161 in Irving, but you'd shave off some time by going straight down 2499 instead of going east towards my home.


One other potential downside, especially with a young kid, is traffic. Both Morriss and 407 are busy roads with high speed limits. And I seem to recall, when driving past where the subdivision will be, that it's pretty small -- there won't be much room for kids to play *in* the subdivision, to get away from the busy surrounding streets. The upside of that is that there are a lot of shops and restaurants very close by.

Did you finally buy in that area of FloMo? I am interested in the AL community there. Any input/suggestions on the schools or the location?

Schools: Prairie Trail Elem, Lamar Middle and Marcus High.
