Plano has its share of smaller communities, West Plano has bigger lots and smaller communities. When I say small, it means more or less 50 homes. I myself like my small village within my big city, best of both worlds. Class sizes are more or less same in every school district because its a state requirement.

If work is in Carrollton,I would say West Plano would be a good choice.Check this listing out for $350,000,very nice option on a larger than average lot for plano with a pool....

Thanks! We are open to other communities. I am just so unfamiliar with the area that I have no clue what other areas would be comparable.

1. Good schools - we are moving from Ann Arbor MI, so the move itself will be a transition for my little ones. I would like small classroom sizes and quality teachers. Hopefully, a place where they will make friends quickly.

2. Family neighborhood - we would like a neighborhood that is not too large, but has a family feel. Everything that I look at online tends to have 100+ houses packed together. Is that the standard?

3. We need a yard. It doesn't have to be an acre but it does have to allow us to play soccer, toss the ball around and have grass for the dog to handle her business. Nothing that is all concrete.

4. Commute - I will look into this. It is my husband that will be doing the commuting. I believe his office will be in Carrollton.

5. Are tornado shelters common? Is this something that I should add to my list? We currently have a basement and they don't seem to be common in the Dallas area. We have used our basement a lot for storms and had a tornado touch down in our town last year causing a lot of damage. Please advise.

6. Good resale value because we may be transferred again in 4 years.

You might want to look into Castle Hills. You will find plenty in your budget range. Great schools in the established section. Super easy commute to Carrollton, and for the most part very strong community presence. Yard may be more difficult to get but others on here can give you more information.

I like Plano, but i'm fascinated by Frisco, especially up by the Stonebriar mall with everything around it that you could possibly need in the city. The developers didn't miss a thing. and its been several years since i was last there, I can only imagine what its like now.

Just pick far West Plano and you'll get access to all things Plano, Frisco, Allen, Carrollton, Dallas, The Colony, Addisson, Richardson etc. Its a unique location and three highways put everything on your fingertips.

We live in Castle Hills and it has everything in the world for kids and is in a tremendous location. We had the option of Frisco, Plano, and the choice was easy between the 3. With that said, you can't go wrong with West Plano or Frisco. Both are nice, if I had to pick I would take Frisco over West Plano. CH's to Carrollton would be no longer than 30 minutes max.

Beware of places where people talk about wanting to buy a 'NEW' home vs just buy a home. The area isn't built out and if you need to sell, your house is now 'OLD' while a Toll Brothers Phase 3 is going up next door.

excellent point, its probably better to purchase in the last phase if possible. But then another development will probably break ground!!
