when i bought a new home years ago i asked for the realtors discount and got it but every situation is differant

I believe you and there are very very few builders, mostly custom, that would still do it. I used to sell new homes for a builder and there are soooo many ways to make a buyer feel like they are getting the best deal on earth.

I use a realtor who does a lot of business in the area you are interested in and/or with the builders you are interested in. You will get a lot more than the % rebate you would get with some realtor who does not specialize in that area. If the specialized realtor is giving you a cash-back, then consider it a bonus....My 2 cents....
