We are looking to purchase a new home in the Frisco Hills Subdivision of Little Elm. First Texas has several floor plans that both my husband and I agree on. We started to go in the other day only to be told they were no longer selling phase one and had not begun selling phase 2. I was a little shocked when we were told to come back in January. Has anyone else built with them? How are they with adding incentives/negotiating? I researched the other builders in that area Beazer, Grand and you don't seem to get the same bang for your buck. With 3 little kids I had my heart set on a 5 bedroom without spending 275,000

Just know that FM 423 is starting a multi-year expansion to 6 lanes from 121 to 380. It's going to be hell. I live near FM 423 & Eldorado and that's your closest shopping. Nothing but chain stores but just about all of them are there.

I usually have clients who buy 2-3 a year from FTH and they do a good job for the money. Good value, nice upgrades with a fair price.

Just get an inspection before you do your walk through prior to closing. Of the builders you mention I would stay with FTH.

I have two friends who live in homes built by First Texas. Both seem to be happy with their house. Of course I don't know what they paid, but I can tell you both are beautiful - if I were in the market for a new home, I would look at First Texas.

I'm familiar with the Frisco area, and with all due respect, I think you might be dreaming a bit if you're expecting to get a new 5-bedroom home, in that area, for under $275,000. You'll likely need to increase your budget by $50k or more.

Especially in Frisco. Not sure you can do much below $350k for a 5 BR depending on the size of the home.

Maybe over towards Garland / Sasche / Rowlett.

Thank you everyone for your insight. The area we are looking at is Frisco Hills and is in Little Elm but the school district is Frisco.First texas has a floor plan called the Harvard with 5 bedrooms that starts at 257,000. It doesn't not seem to need many upgrades. The home we built in St.louis needed tons of upgrades. I will say that the construction near 423 is a concern but it may be worth it in the end.

The Harvard is a new floorplan for FTH and has 5 bedrooms plus a study but the bedroom sizes are pretty small. I would urge you to consider the Stonehaven which has also the room count your need but is almost 500SF larger and the rooms are much bigger. It has a base price of 282K and also doesn't need much upgrades. It comes on a larger lot too.

Look at your finances and see what your payments would be between the 2 scenarios and the long term investment and if it makes sense for you.

Yes, sometimes trying to squeeze in that extra bedroom can make them all too small.

I did not see any room sizes on the floor plan provided at the model home we visited. That is something to consider. We are planning on staying in this home and we want to make sure we don't outgrow the home after 2-3 years. We did look at the Stonehaven floor plan however we aren't sure what the price increase from phase one to phase two will be. They have already gone up 10,000 since April.

Do you really require all those bedrooms? Others are correct in saying the more bedrooms the house has, the smaller the rooms will be. Also, do you need the formal living room as what's in the floor plan? Most builders are not including that anymore. As for resale, I would have the builder make that into an office instead.
