There are reasons seasonsed investors prefer Plano. Our regular Joes & Jills go after new & nicely wrapped toys in exurbs but places with good resale prospects are right pockets of Dallas, Plano, Richardson and well almost every square feet of Park Cities. Once you take off packaging and tags then things come down to practicality. I would add Coppell but it's too small and they are not running it with a vision for future.

Is this going to be on that vacant patch of land at the SW corner of the DNT and Sam Rayburn? North of Legacy East of Headquarters.

Seasoned investors prefer Plano over where? It's really hard to tell what you mean but if you are claiming the investor class is bigger/richer in Plano over Dallas, well that's straight up crazy.

FedEx Office or whatever it's called consolidating to Plano makes a lot of sense. They want to get over 1,000 people under one roof so to speak. That's cheaper and easier in Plano than Dallas. They don't pay especially well so it's easier for their employees to live in Plano/CoCo over Dallas as well. As a Dallas resident I don't really like it but I understand it.
