Looking to rent a house, I was originally looking at apartments, but I’m thinking of a house now, I have 3 young kids. We’ll rent for one year before buying a house. We want to rent in Irving (as wife had family there), should I find an agent or just directly contact the agent on the listing? Not sure how this works in Dallas compared to NJ.

I am a landlord in Irving and usually list my places on Trulia or Zillow. My listings appear, out of default, on Padmapper.com as well, so that's also a good place for you to look for rentals. But if you find a property that's listed by an agent, by all means contact that agent. Just verify the agent has the authority to lease out the place. I have encountered many scams in the rental market.

Applicants contact me directly. My places lease quickly and I never have responded to agents who inquire about a property for a client search they are doing because agents charge the fee of a month's rent and I can easily find suitable applicants on my own.

Just thought my experiences may help you in your search for a place. Best of luck and be a bit careful that you are not being scammed. Always look on Dallas Central Appraisal District to verify the owner of a property before you ever give so much as an application fee for a place.

You can use a RE agent for rentals too. The owner pays the commission, nothing out of your pocket. I think though your monthly may be higher because of the commission. ymmv.

I agree with Squirl, there are lot of scams out there. On Trulia and Zillow, the information listed is not always the most recent/accurate information. I just had someone call us about a scam today. Contact listing agent and like jcl_cls02 said, it doesn't cost you anything to have a buyer's agent to make sure you that your best interests are met.
