I have touched on this a bit, but I am curious if realtors have many people looking for 2 bed, two bath houses. I am just so burned out on big houses. I have got a great floor plan for a 2/2 that is very comfortable, but in am concerned about building it. Is the whole world stuck on 3/2 and bigger or is the 2/2 just as marketable since the price would be less and the bedrooms would not be cramped like a lot of the 3/2s I see.

Are young professionals in the 2/2 group or are they after a 3/2 so they can grow into it? It seems to me that the young people and retirees would be where the market would be at if it was there at all.

Many town homes are set up w/ 2/2 or 2/2.5
We bought one 4 yrs ago... Ill let ya know how easy (or hard) it is to sell!

Bluebird5, there are many of these type communities around the DFW area... these smaller 2/2 or 3/2 single square foot homes sit on their own property (unlike connected townhomes or condos) and are usually referred to as zero lot line homes, or patio homes, or garden homes. While they may have smaller square footage, they still have all the nicer amenities that you'd find in larger homes in the area.

You'll have somewhat of a market but under 3/2 is limiting your buying pool quite a bit. When it was just the wife and I, we were fine with 2 bedrooms. But now that we have two boys our next house will need AT LEAST 3 bedrooms and AT LEAST 2 bathrooms and that's if we do not want to have a guest bed/bath.

I think I'm gonna go with the 3/2. I think it will be easier to sell in the long run.
