Hi

This really is a great forum with some very helpful information.

My wife and I (empty nesters ) early retired are considering a move to the Dallas area. We recently spent a week in Dallas and focused in on the area around Grapevine lake but in particular Flower Mound.

We live in Florida and we are looking to move to Texas as we are attracted to the Dallas amenities. (Sport , shopping , restaurants etc).

We have a budget of circa $1 million and on a recent visit to Flower Mound found some spectacular homes South of 1171 and West of 2499..

I would be really interested in peoples views of the Flower Mound area and in particular the pros and cons .

We live on the Gulf coast in Florida so of course would miss the water views but feel the lifestyle in Dallas would be advantageous to us. We like to travel so DFW is a bonus . I am a football fan so again Texas seems to be the place to be !

Is the weather a big issue ? Here we get hot summers (humid ) and pretty warm winters. How cold does it get in the area and for how long ?

We saw some spectacular homes in our budget when we recently visited .We are particularly interested in homes with lots from 0.75 acres to maybe 1.25 acres preferably relatively new . Are there any particular areas that we should focus on. We are empty nesters so schools arent an issue but resale of course is always of interest.

Any input greatly appreciated.

It gets hot here but to me, the humidity is mostly negligible. I am from New Orleans and used to levels above 85%. It doesn't get that humid here very often. For example, it has been raining since yesterday morning, finally stopped and the humidity is 76%. Plus, there is usually a breeze out in the suburbs so you don't feel so hot. Winters are worse than Fla but better than many places. We did have a bad ice storm last year.

Thanks very much for the weather info. Much appreciated.

Humidity gets a bit tough here in Fl particularly in August. Winters are nice though. I dont think the weather will be a stumbling block for me judging by your comments.

Flower Mound is one of my favorite areas of North TX. That area north of Grapevine lake is stunning with the hills and trees.

Taxes are cheap there also.

I have to say the area we saw had some quite stunning properties. I went down to the Lake which was nice. From what i could see Flower Mound is really growing. I believe there is a riverwalk development going in with some retail shops / restaurants. Really thinking very seriously about a move there.

Taxes are cheaper in FM but they are still expensive however its the same in FL.

Are there many upscale restaurants in the area / surrounding areas ?

Also shopping do people tend to go to Southlake and Highland Village or do they head for the Galleria.

Sorry for the naive questions but i am trying to get as much info as i can.

We moved to Flower Mound in the spring from Florida and I love it. We are in the "parents of teenagers" stage so not exactly fine dining every day but I think you will be pleasantly surprised at what you will find in FM. There are enough non-chain restaurants and coffee shops to keep you busy a while. My husband and I do go to Southlake or Grapevine to eat often on the weekends but I can't say it's because I can't find anything to do in FM, just wanting to go somewhere different. I personally like venturing out to explore the metroplex on the weekends and I love that everything I need on a daily basis I can get to pretty easily in FM/HV/Lewisville. I came from Jacksonville where everything is really spread out, so it has been a wonderful adjustment to have most everything in a 10-15 minute reach.

The people are really nice and friendly as well. I also love how spacious it feels here. Even with the population growth, it doesn't feel crowded and the roads are wide and not congested (other than that situation at Grapevine Mills).

Thanks very much for the info. That was really helpful and ticks another box. Its difficult on a quick trip to find the gems. Your comments really help.

We live on the Gulf Coast so will be giving up the Beach and Intra Coastal for the Dallas amenities. I find Florida has become just a little "samey" and after being here for 15 years (originally from Uk) its probably time for some culture.
Its really difficult because we dont have family or employment thats pushing us to Texas just a need for change.

Spectator sport is very important to us and of course Dallas offers more than a fair share.

if you find a place in the DFW area you like I say go for it. It is just so very hot in Aug - Sept. that you will want to be out of town then. Another consideration for retirees here is the lack of public transportation in the ex-burbs like FM. So, if you are going to live there long term, be aware there will come a time when you will need to find alternate ways, other than driving your personal car, to get around and no buses or rail amenities will be available. Watering your lawn is very, very expensive and there are water restrictions. With as much land as you desire, try to find a property with its own well or, at the very least, get a separate water meter for irrigation so you can avoid being double billed for sewer costs. Or, better yet, find a landscape scenario that uses little water.

You might also like Highland Village, which has homes with beautiful lake views.

Most people shop in Southlake; and if they really need higher end stores they go to Northpark Mall
