Insight Into Pools & Ponds in Subdivisions around Murphy/Wylie/Sache (Dallas: city hall, HOA fees)

Hi All,

We are relocating to the north Dallas area this coming year for work (will be working near 75 and GBT), and have been looking at lot at the Murphy/Wylie/Sachse area. We prefer access to a pool but do not have a desire to have one on our property. Also, we have a 6 year old who loves to fish and notice that some areas have small ponds in the subdivisions. Can someone (or a couple someones) help with some questions?

If a development has a community pool, are the fees to use the pool typically all included in the HOA fees or are there additional fees typically required to use the pool if you are a resident of the development?

If you are not a resident of the development but live nearby, can you still use a community pool, or basically if you don't live there you don't use it?

Are there any public pools in the area that would be good to take kids to for people who live in developments that do not have community pools?

Can people fish in the ponds that are in subdivision parks (and are they generally stocked)? Also, do you have to be a resident of a specific development to fish in one of those ponds?

While we prefer to buy a newer home in a subdivision that has a community pool, but it seems that some of the homes (even some built in the last 7 years in nice areas) don't list that as an amenity on the Realtor.com listing.

Not in HOA means no access unless a guest of someone who is. Normally no separate fee.

HOA fees should include pool usage.

There are public pools in the area:
Hawaiian Falls Dallas Water Park, Garland Water Slides, Denton Water Park, Ft Worth Water Park

The pond in front of Murphy City Hall is stocked and can be fished. (If you are over 17 you must have a fishing license)

In Murphy, all of the HOA pools are included with the HOA dues. And are for HOA resident use only.

Also, in Murphy, all of the ponds in the parks are city owned and open to the public. There's really only ponds in 3 parks - Timbers Nature preserve (and the most rural setting of the three), Rolling Ridge, and the ponds at City Hall. All are stocked.

Thank you everyone, this is helpful. We would like to have some good pool options for our kids but not all the new developments seem to have a community pool. And, fishing is definitely something I want to continue with my son.
