Hello guys. I've recently bought a small hour in Lone Star Ranch in Frisco and so far so good. I am looking to invest in a larger 3500+ house now. Ideally I will like to live in Frisco. I need your advice on few neighborhoods in Frisco. First, phillip creek ranch. I personally love few builders here, it's close to tollway, good schools, new development but the prices are skyrocketing. Another one is Latera. Beautiful gated community. Not crazily priced as PCR. But my issue here is the location and the schools. I need some input on PCR vs Latera vs anything else in Frisco. I would like to stay on West side of Frisco or close to west.

What's your budget? To me, Latera and PCR aren't all that similar. Latera is a beautiful neighborhood, although it is fairly close to Preston. It's also gated and much, much smaller that PCR. It's just a whole different vibe, really.

Do you want a lot of amenities? Have you looked at Newman Village?

I am looking for something 650k+ I liked Latera too but the schools really aren't the best in Frisco. Also, the location isn't ideal and then having pretty average sized communities around it which makes no sense. I have seen Newman village and I didn't like it.

You should probably just pick PCR and be done with it. All your old threads are about the same topic and it seems like you're just looking for PCR validation.

Only other options in the West would be something like Pearson Farms, Park Place Estates or an older house in Starwood perhaps.
