Makes sense. I remember when we first moved to Texas the rental home we were in had a green kitchen as well and I loved it however it was a rental and not our own property so that makes a difference. Especially when trying to appeal to a wide range of buyers.

you sure it's not overpriced? is there something about the location that is not reflected in the price you're asking?

Location is perfect I think that the homes that are priced higher than mine are two years younger, they have hardwood floors and I don't and the builder seems to be a preferred builder than the one we used. I've already told my spouse that if we don't get any bites here in the next couple days that we need to reduce again. We dropped the price 5k and I think another 5-7k would potentially be the sweet spot.

are there new homes being built in the subdivision? if so, how are you priced in comparison to what the builders are charging for something similar?

Our subdivision is built out but there are at least five new ones popping up in the surrounding area but they are at least 100-200k more than my house. However they are higher end builders like grand, american legend, M/I(?) and the custom home builders are now moving into some of the areas i.e. richwoods. So comparing my home to some of the newer ones, it pales in comparison. My home has good bones and can be modified to compete with some of the newer ones in terms of finishings but right now I only have in my home what was installed when I purchased (bought as a brand new spec). So compared to the newer ones, it would be subpar to some of the new residents that are coming from other states looking for high end finishes. That's been my struggle too, do I add nicer finishes and price myself out of the neighborhood or do I leave it as is and let the new home owner add stuff they'd prefer to have? Not sure. Most homes in our subdivision were built in 2009-2012-phase 1 and 2 and phase 3 and 4 was built around 2013-2015. The 2013 and later homes are selling like hot cakes but the older ones are taking 30 plus days to sell.

If you can't even get people to come look, something is really off: price, location, ad wording, or how the pics look in the listing. Talk to knowledgeable friends, your agent's broker, a brutally honest friend. You can't see it b/c you are too close.

The people are looking. We've had showings every day since listing and the few feedback comments we had were good. No one had anything negative to say or at least they didn't verbalize it on the feedback form. Showings but no offers. We are considering dropping the price next week to see if that helps. I honestly don't think the agent is doing all she can but I don't want to bash her online.
