You said that you paid $73/sqft for your home. Was that with or without upgrades. The floorplan we are looking at is $83/sqft before upgrades. Did they cut you a deal or is it simply much better pricing on a different floorplan?

We paid $73 after a few upgrades like handscraped hardwood and adding a closet to the home theater, and making the patio a bit larger. The other upgrades were ripoffs... lighting at the design center is horrible and overpriced, it was cheaper for us to buy it online and me replace every light in the house myself... carpet was outrageous, we got builder grade and we're going to use it until it gets worn and put the nice stuff in ourselves.

But $83 sqft is still a much better deal than the Sotherby homes in the neighborhood, those were selling at $100-105 sqft back when we were looking... and they had oak cabinets instead of maple, tiny tiny kitchens, and small fireplaces, etc. We probably got a good deal based on the square footage, we built one of the bigger ones, so it spreads out the cost since most of your sqft cost is in the kitchen and bathrooms, not in the game rooms and home theaters.

Default Paul Taylor Homes

In regards to your inquiry on Paul Taylor Homes, I have only high remarks for this builder. Last month my wife and I completed the paperwork, went through the process with their design team and met the individual responsible for the building process. This is the culmination of a three year process whereby we took our time and performed a great deal of research and performed our due diligence in regards to homebuilders in the area. We looked at Drees Homes, Southby, Grand Homes to name o few. In the end, Paul Taylor was clearly our choice. As buying/building a home is somewhat like selecting a car, it's going to come down to your individual taste, likes/dislikes, and budget, but I'll tell you, third party validation is a decision multiplier. If you have the time, simply talk to some of the home owners in the neighborhood where you desire to build and get there feedback and advice. We looked at several Paul Taylor sites in which they are building homes to include Country Ridge, Sachse Farms, Amherst Estates, and Collins Estates. We selected to build in Collins Estates simply because its size of only 60 lots at a minimum of .50 acres per lot. I will share something with you in which you more than likely are aware of already. When it comes down to amenities and what's included in the base price, it depends on the neighborhood and location. A based priced 3914sq ft in Sachse Farms will not have the same base of inclusive amenities as one in Amherst Estates. You always have the option to select the base lighting and plumbing fixtures and after closing on your home, conduct your own Home Depot/Lowes upgrades for a fraction of the cost, but that’s up to you as a consumer with any builder. NOW is the time to buy, Happy Home Buying to you and your wife!

Default Paul Taylor Homes in Sachse, TX

All,

My wife and I are seriously considering building a new home with Paul Taylor Homes in Sachse, TX. We would love any insight you have into that particular home builder or the Sachse area. I want to make sure that our builder compares well with owners experiences!!

There are quite a few builders having serious financial problems with the slowdown in building. I'm not saying Paul Taylor is but nowadays one should do some research to make sure any builder will be around in 6 months. This includes the big boys also.

There have been 3-4 go bankrupt in the last 6 months locally leaving their clients without warranty on their new homes.

Any new home should also have an independent inspector come in (at your expense) the day before you do a walk through with the builder. You can take his report & give it to the builder to fix any issues with the house.

Talking Paul Taylor is Great!

I think this thread is old, but worth replying to.

We are building a paul taylor home in grand prairie and we have been very pleased with the entire process, we are about 30 until completion and the house is glorious.

I have done the research and pound for pound dollar for dollar you will not get anything better. We are paying 75 per square foot and we upgrade a lot of things. We have a custom back splash, cobble stone drive way, we added two rooms to the floor plan, full slate in master bath, pot filler, extended the covered patio, radiant barrier, custom front door, cedar garage doors and a full bath. Even with all of that we are only at 75 a square foot. If we did not upgrade anything the house would look great with the standards. Some of the standards include custom cabinetry throughout the entire home, 18 x18 tile in all wet areas, custom built wrought iron stair case, granite in master bath and kitchen, and the list goes on and on.

In the future if we ever move we will build with Paul Taylor again. They have excellent construction managers. The design center staff and interior decorators with years of experience and the sales staff is attentive.

In the end, it's a good deal... but time does tell. It's been almost 2 years now and the grout in the kitchen is crumbling. A few tiles are ready to crack because the thinset was too dry when they applied it, you can hear a hollow sound if you knock on a few tiles on the floor. Similar problem in the master shower.

And my advice to anyone making *any* changes is to save a copy of your work orders. We never were given any work orders, just shown copies of the modified plans, and as we move through redoing some stuff in the media room, nothing that we asked for originally was done. If you don't have a copy of the work order given to the construction office, you've got no real proof of any of your modifications.

We are considering Paul Taylor for build on your lot. Have a lot in Murphy. Planning to get a house with 4000 sq ft. What would you consider as reasonable price per sq ft when they are not paying for land?
