We are interested in moving to Irving, Texas. I found that some properties in 'Euless, TX' are close to where we want to be in Irving, Texas. Euless, TX is part of 'Tarrant County.' Is this a good area or this is an unsafe area with a crazy commute to South Irving, Texas? I looked on google maps and it says it's about 6 miles from a private school we were looking at.

What is wrong with this house?

Built in 2015 $355K 2,000 square feet


It's so cheap and brand new. It's better then what we can find in Irving, Texas. I am not familiar with Euless but the prices seem better then Irving. What about quality of life? Anyone know?

Irving, like Arlington doesn't have the best reputation in the metroplex. There's a reason homes are cheaper in these areas.

The HEB area is slower paced, but would be a much better area to buy a home than Irving. HEB is great because it's close to just about every part of the metro.

$177/sq ft does not sound cheap at all. Irving has less expensive homes than that.

It appears that this house is zoned for the Coppell ISD, which may explain the price.

Euless in zip code 76039 is a terrific area. Euless is a town and Irving is a city of approx 200,000 so you can't compare. there are fabulous parts of Irving and many parts that are blighted. Euless is generally fine, especially in the area north of Hwy 183 where the home you are asking about is located.

This house is in Euless which is nowhere near Coppell. This house is firmly in HEB ISD (Trinity HS).

I don't know enough about Euless real estate to know if that's a good price or not - I do want to point out that the house is literally 1 block away from DFW airport. All of the mid-cities are close to DFW but that is really close. Consider the noise and air traffic.

You can't compare new construction in Irving and Euless though - land is more expensive in Irving and the new neighborhoods being built there are higher end than mass suburban subdivisions. I would consider Euless to have a better overall school district (though there are some good schools in Irving, too).

The house would be a very easy commute to south Irving, about 15-20 minutes.

Irving is too big to compare to Euless. The Valley Ranch area of Irving is great. South Irving is not nice, on the other hand.

Valley Ranch and Las Colinas also have much easier access to Dallas and its suburbs.

Euless is much closer to Fort Worth.

I know that area well. It's actually HEB ISD, not Coppell, which is Ok, but not the most desirable school district in NE Tarrant County. HEB ISD is still far better than Irving ISD.

The main road, Bear Creek Pkwy, is a cluster of apartments and townhomes. They are all kept up nicely (I've had secretly friends live in a couple of those complexes), and there isn't a lot of crime, but apartments do cause more traffic, and the kids who live there are more transitory.

The price for a very new construction house is about normal in DFW.
