It will be slightly better but I don't see much really better on buyers until you get to about $500-550+ depending on location. It does tend to slow some starting around July. If you want in school districts like Coppell or Southlake you may have to go even higher. Flower Mound is one of my favorite areas, good schools, a decent inventory of homes (usually) although they do go fast also.

At least I'm honest.

I am not happy that my city...the city where I was born and raised...is becoming a SoCal-style megalopolis.

We DO want to leave, but we're not at that phase of our lives yet. Someday we will be. But we're not there yet. We're stuck here for now. And the more people that move here, the more miserable the roads get. The more surcharges appear on utility bills. The more our taxes go up.

I'm sick of it.

Our realtor recent even started throwing out Viridian in Arlington a couple of weeks ago...not sure how I feel about that pocket just yet.

Dallas has like on average 4000 people per sq mile - it's not even comparable to a Minnesota city yet much less Southern California.

The main thing Dallas copied from Southern California is to shut down house building, which gets you conversations like this one.

You can do it... you may need a different strategy on offers.
Are you trying contingent without your condo on the market?
That might be tough, or do you plan to buy first and then sell.

Strong strong strong offers are the key....

I don't know where Viridian is located, however, homes ins school tracks that lead to Arlington Martin may be worth a look.
