Sent a recommendation but suggest you make NO cosmetic changes; you won't get your money back and may actually backfire because your buyer would rather make his/her own selection.

THank you so much for the recommendation. No cosmetic changes even if it's in desperate need? The kitchen was a complete remodel, but the flooring and backsplash never got done. You don't recommend we finish those two things up?

Consider talking to a real estate agent first. Depending on where you live, this could a complete waste of time and money. We see a many listings in our area where the lot values are the same with or without an older home. The intent is to tear them down for new construction anyway, even small, older homes in fine shape!

Do not recommend you finish the flooring or backsplash! Most buyers would prefer to make their own selections. Talk to your realtor......

I think the answer depends on your home & neighborhood. Your realtor will help you make a punch list of things that need doing before you list. I recommend not taking any action or spending any money until you've interviewed a few realtors and hired one.

Reason being, if you have lower end, lower quality home that is likely to be sold to an investor anyways, they can replace the floors & backsplash cheaper than you can. Your realtor will know how to price the home to take account of work that needs doing. If you did remodel the kitchen and did it cheaply, then "quick & cheap" floors and backsplash might make sense to finish the remodel out. If you remodeled the kitchen using nicer materials, then "quick and cheap" floors and backsplash might make buyers think the entire remodel was quick and cheap....


Too many variables to answer without seeing comps and your home, especially as in your initial post it sounded like your home was a total gut job / possible teardown/ many systems not functioning correctly and now in later posts it just seems like you stopped short of completing a full kitchen remodel.

I'm curious what city the house is in and what types of repairs/fixes it needs?

My grandmother put her house in central Plano up for sale about 5-6 weeks ago. It was a small 3/2, just under 2,000 sq ft, built in 1990 I believe. It has a tiny side yard that is mostly taken up by a deck. It needed loads of updating. I'm talking popcorn ceilings, wall paper removal, tons of gold fixtures everywhere, outdated lighting, old appliances, etc. There was also a little bit of water damage after a small leak in the roof. She ended up getting multiple offers over asking and it sold for around $147/sq ft. The buyers, a young couple, bought it as-is. She had a couple of investors make offers but they were nowhere near as strong. You might be surprised what you can get if the house is in a desirable area.
