Hi,

What's your thought about oak cliff, say 10-15 mins from bishop art district.
Is the area safe? Will it become better with more newer homes and nicer neighborhood?
I have heard it's in process of rebuilding, but I have heard that about almost everywhere in Dallas area.

It depends on the direction. 10-15 minutes east, almost certainly not. Any other direction and it really will depend on the specific location. Oak Cliff is gentrifying neighborhood by neighborhood, so it isn't really a question of asking how far you are from Kessler or Bishop Arts or wherever. There is a little neighborhood of mid century ranch homes near Kiest Park which is becoming quite nice and where you can still buy a fully renovated 3-2 with 2000+ square feet for under $350k. But there are no really nice adjacent neighborhoods, so you really have to know exactly where you are looking.

Gentrification area....so still very mixed...from pretty tough areas to beautiful million dollar homes....and everything in between. Not many new homes. Lots of rehabs of homes from the 1900-1960s.
Lots of people talk about Bishop Arts. Neat place, boutiquey, but not really a mega shopping area.
People who live in the area seem pretty dedicated to it.
Lots of different styled homes here....not like the cookie cutter versions in the newer growth areas.
Probably a great location if you work in the medical district or downtown.
Wide variety of price ranges will also give you a wide variety of conditions from tear down to perfect rehab.
