Thanks for the thoughts amanp786. Like I said location of being on 114/PGBT, being in Coppell ISD, and new construction is the main reasons we are even considering Parkside. I'm glad to hear some builders are working with the land and are doing pier and beam - however did not like the product Lennar is offering. Disappointed to hear Plantation is not doing the same. I haven't been able to find any other new home communities in this area that would work for us. Stonegate which is right across 114 from Parkside doesn't offer the sqfootage we are looking for.

We are going to consider some used houses and see what that can offer. 2 used Darling Homes in Bridges and a co-worker wants us to check out a used house for sale across from him in Cottonwood Valley. Cottonwood would be very different than what we have considered because its closer to 183, gated older community, older home, and NOT in Coppell ISD. Truthfully don't see it working out but going to check it out anyways.

There is still some relatively new construction in Coppell ISD. And a fair number of homes that have been gutted and may be better built than anything you can buy new.

People like you highly desire new construction. Once it's 5-10 years old and no longer new construction do you think it will be a desirable resale ?

Exactly. Who wants a "used" house in a horrible location next to a busy freeway? 114/PGBT is not a desireable location at all. When there is normal traffic, it backs up really badly on Belt Line during rush hours. There are also no grocery stores close to this location, and the access in/out of the subdivision is very poor.

The whole "used" house philosophy of making it sound like a used car just blows my mind. Houses appreciate, not like a used car that depreciates...

In most cases yes. But how difficult would it be to sell a home that backs up to Hwy144, Beltline, DFW Airport, No schools, No stores, Warehouses, Bad soil and foundations and DFW Air traffic overhead 24/7?

Lennar did not build Pier and Beam, they may have have increased the size of the cross beams under the slabs and the depth but that entire area is one of the worst in DFW for deep clay soils. In general, the Indian Community (as do so many others) knows ZILCH about maintaining their foundations and proper watering.

I can guarantee in 4-10 years we'll see serious foundation issues with many homes. Riverside Village built by Highland and Plantation (MHI) in 2010-2014 has already had major issues. This will be the same and probably even worse.

That area is already overpriced due to Coppell Schools. Give those homes 8-10 years when they are no longer "New" and have developed a reputation for foundation problems they will be discounting them just to unload them.

JMO.

There is a Buyer for every home as long as they get "A Deal".

Wow I didn’t realize the extent of how bad the foundation issues were - and after reading your comments on the location it somewhat clicked on how bad the location really is. We didn’t even consider how far grocery stores were. And yeah location and foundation issues in the long run aren’t good for resale.

The reason why we preferred the easy access to PGBT and 114 is because I work in Dallas while my wife works in Euless. Any thoughts on neighborhoods that we should consider? We are looking for 4000+ sqft, Coppell ISD is a plus - but we are open to other options. We like the Las Colinas/Irving area. We preferred new construction because we didn’t want any kinda of work and other personal reasons but we are open to used homes because we do prefer this area.

Darling Homes in La Villita or Riverside Village. (Or the Bridges)

Prior to the Bridges it's when the Darling family owned the company and built rock solid. They still do a pretty good job.

There are reasons La Villita and Riverside Village is not like Parkside. Even in RV you have to know where to buy.
Stay out of the Hills In Irving / Las Colinas. If you want Coppell schools, buy a nice older home in Coppell, maybe Northlake Woodlands.

You just need an agent that knows what the heck they are doing, the builders and the area. The good and the bad.
