Anyone on this site live or have you lived in the Old Mill Court development on Harbinger or Courtland?

Looking for feedback on the area since it seems very quiet and safe...

You must not mean the Old Mill Court about five blocks from H Grady Spruce High School just off Hawn Freeeway.


If you're talking about the little subdivision near 190 and Frankford, I would point out that you're pretty much in the shadow of 190 which is an eight (?) lane freeway so while it might be safe, quiet it ain't gonna be.

Well, I’m not far from 635 now, so I’m used to that. I’ll take background freeway noise over my ghetto truck noise pipe subwoofer Friday night party neighbors any day.

Always check for foundation issues in this neighborhood. I think every house I have been in the neighborhood has had work or needs work. There could be exceptions, but seem like bad dirt around this area. Piers are a temporary fix...not a lifetime fix with the same dirt.

That is one of the main reason why we are selling our full current house. The slab is a disaster, house needs gutters, a drainage system, adjustment, all after “repair” in 2016. Bad drywall tape cracks all showing up again, the brick on the garage wall has split wide open again....

This house we are trying to buy looks ok, but the inspection will hopefully tell. If there is even a remote possibility of hidden foundation problems then that confirms that we need to get out of North Dallas/FB/Carrollton. I know it’s an issue all over N. Texas but it seems that this area is worse than others?
Also hoping that the footprint of the house (2-story box vs. long ranch) might help?

I could be totally off, but I seem to remember someone telling me that Farmers Branch or at least parts of it doesn't have nearly as bad of foundation problems as most of the Dallas area. Maybe that parts of it are very close to bedrock? It might be worth investigating if that's something you absolutely want to avoid.
