I'd guess 4 hours, at $150 that's $600 labor, parts are trivial except for the water heater itself, which you can look up at your Internet site of choice.

Rheeme 40 gal, 12 yr warranty, inbuilt self clean- $2400 for 2 units ($160 for climbing up attic per unit)
Rheeme 40 gal, 9 yr warranty, inbuilt self clean- $2225
Rheeme 40 gal, 6 yr warranty, no self clean- $1960

Is Rheeme any good? Should I go with 12 or 9 year warranty?

Lowes gave a quote for $3200 - AO Smith 9 yr, 40 gal


Seems like HD is the best option than local guys. Any thoughts?

The bigger gas line thing is correct is most cases.....sometimes a new/larger meter is required as well. Gas tankless water heaters always have both minimum and maximum gas line pressure and minimum line sizing requirements.

I have 2 - 50 gallon Rheem gas water heaters. I always buy the shortest warranty. However, I clean water heaters roughly annually and I R&R anodes every 4 or 5 years.

Almost certainly the only physical difference between the Rheem 6yr and 12yr units is the size of the anode rod(s).

The contractor said the unit comes with self clean feature so you don't have to drain it annually. My units are in the attic, so it's less work if it cleans itself I guess.

Mine have the self cleaning feature as well. When I clean/rinse them with a hose a little junk still comes out.

Wow my house was built in 1996 and I had to replace my water heater earlier in the year. My heater is gas and is located in my garage. I replaced it with a 40 gal Rheem unit. The hardest part was pulling out the old unit by myself. I did have to buy a gas line so the complete job cost me $430. I replaced my ex-wife gas water heater which was located in her attic. Getting the old unit out took three people but every thing else was plug and play just like my unit.
