We signed our contract in February. The builder sold out of all homes in their last phase a few days later.

The homes are still listed on all the sites (Zillow, Redfin, etc.) even though they're sold out. Every few weeks the price increases.

Around the time the supply chain issues were at their worst, they took all the homes down from the site. I figured it was just a delay from the time they sold out to the time they could take them down.

We have been notified in the last few months that the builder is only releasing a few holds a week as they're still having supply chain issues. They still haven't started our home.

A week ago, all the homes started to appear online again, with massive price increases (~ 8-10%) from just 4 months ago when they took them down.

What is going on? How are they sold out, but putting more homes online to sell? How can our home still be on a hold, but they have materials for these other homes?

Very confusing / suspicious.

It's so the agents and other people will see them and keep bringing customers by. It's just advertising for future sales.

There are private remarks you may not see that we agents only see where they will sometime say the home will not start or be available till a certain date.

They are just trolling for future sales.

What future sales?

Maybe I over-simplify things, but if they're sold out of the current phase and think there will be future sales, that means they're planning a future phase. But if they can't even build the homes they've sold 9 months ago, how can they plan future sales / phases?

Only they can answer those questions. Maybe they want you to cancel your sale so they can jack the price up to the guy who comes in the door. That's not unheard of.

You signed in February, and they have not even started? I knew build jobs were taking a long time, but I didn't know it was taking that long. Which builder is this?

I would definitely switch to a more reliable building if possible. Imagine trying to fix warranty issues...
