Hello,

We are relocating from Seattle. We've found a home in north Coppell and I would have to commute down 35 to about where 35 and W Mockingbird Lane meet. I am trying to find out what the commute times would be. I will be working 8 to 5pm. I've heard the traffic is really bad around Dallas, so am wondering if this is a long commute.

I would estimate 1 1/2 hrs each way (depending on the occasional stalled vehicle or accident). Traffic is pretty tough during those times of day. Without traffic you're looking at 25-30 mins. Harry Hines Blvd may be an alternate if there's a wreck on the freeway, it runs north-south along I-35 from Mockingbird to where 35 joins 635.

Thank you for the reply. Sounds like pretty nasty traffic. Is this the case for most suburbs around Dallas? How about if you are west near Bedford?

Yes, from all of the suburbs around Dallas you will experience very bad traffic with a 8-5. Bedford may actually be worse. Sounds like you're interested in a single family home and the W Mockingbird / 35 area doesn't offer many (if any) acceptable choices. There are beautiful neighborhoods and great schools in the University Park/ Highland Park areas just to the east but we're talking Seattle-like home prices.

Does the worst traffic occur getting out of the city, or does it stay heavy the whole way? Seattle home prices would be fine - but the pay isn't the same as Seattle pay!

Heavy traffic is usually during typical rush hours... During the day, it flows pretty well. There are many alternative ways to get anywhere in Dallas, that's a great advantage.

My sister does the drive from North Coppell (Deforest and McArthur) about 1 mile north of Sandy Lake to the Board of Realtors which is at Empire Central and 35 (1 exit before Mockingbird) and it takes her 30-35 minutes door to door during rush hour. She is also a modest and careful driver.

From Bedford, you would be going through 183 which is very very busy and pretty much becomes a parking lot during rush hour in the morning going east and afternoon going west.

Yesterday morning on the radio in the traffic report they said it was taking 50 minutes to go from 380 (McKinney) down 75 to George Bush and another hour from George Bush to downtown. Different freeway than the one you are talking about (I-35), but there is a lot of traffic heading south towards town from the north, just in general.

nsummer gives good info. There are several side roads and short cuts you can use. My drive time estimate was using 35 to Mockingbird.

North Coppell is a nice area. I live just to the south near MacArthur and I-635; we are very pleased here, low crime, good schools, shopping, restaurants, parks and close to Lakes Lewisville and Grapevine. I would suggest staying away from the mid-cites (Bedford) area. Traffic along 183 is horrible and there are not many alternative routes into Dallas.

I'd say your commute would be about 30 minutes to 45 minutes max. Coppell is a very nice place to live. Great schools.
