Hello folks, I am relocating to the Dallas area and want to get an idea of commute times from some of the more northern suburbs of Dallas (specifically Allen) to Las Colinas (Irving,TX).

It seems that taxes are cheaper in some of the norther Collin County cities like Allen, Plano, Richardson, McKinney.

If anyone can give me an estimate of commute times during rush hour it would be greatly appreciated!

Allen to Las Colinas? OMG, that will be well over an hour each way and you'll be in traffic the whole time!! And once the rebuild of 635 between the High Five and I-35 starts, it will only get worse!!

The money you save in property taxes will be more than wasted in gas and time sitting in traffic. If you're looking for less expensive property taxes, try Tarrant County.

I'm with ChristieP on this one...I'd try the Tarrant County areas over Collin County. I have a friend that lives in Keller and commutes to Valley Ranch area. It still takes her at least 40-45 minutes on a good day and 60-to 1 hour and half on bad days.

Another thought... How about Carroltlon or Lewisville? The commutes are not as bad. Taxes are not great but housing is more affordable as a whole. I live on the boarder of C and L and it takes me about 20-30 minutes on a good day to get to the Las Colinas/Valley Ranch area.

As a whole I'd look at the cost of home, gas, and wear and tear on car over time vs. taxes.

Well, I don't think you would use 635. You'd use George Bush instead or maybe even 121. I'd say, in rush hour, 60-90 minutes each way. Not rush hour, I'd say 40 minutes or so.

From Allen to Las Colinas, you would take 75 to 190(George Bush Turnpike). It would take about an hour. 635 would take longer as it always has bad traffic during rush hour. McKinney would be even longer, but Plano and Richardson would be closer. It just depends on where you want to live and how long you want to commute.

Are you talking about property taxes? How much cheaper? I would guess the amount isn't significant enough to justify living that far.
