Im building a house in the "greyhawk" subdivision in Frisco. I got a great deal on the house @ 245k for 3k sqft with close to 40k in upgrades. Here is the kicker tho. We got a 10k discount on the lot because there is retaining wall on the back side of our house and then a Wal Mart. Just how bad do you think this wil be for re sale?

If you are a stone's throw from Walmart, that should be a plus. You paid $82 a square feet, thats slightly above average per square feet cost. Hard to tell if you got a good deal or not, when do you plan to resell it? I am not optimistic short term but hold onto it for 10 years and your good to go.

I think it is quite irrelevant. Now if you were near the airport where jets are always taking off and landing or near the freeway where there is CONSTANT noise then I can see why you would be concerned but a Wal-Mart? I don't think so. Some people will think it is a plus to live near it while others (who hate wal-mart) will view it as a negative.

All in all though, sounds rather insignificant to me.

I agree with, "Need_affordable_home" stay in the home for the long-term.

When is Grayhawk due to be built out ? Then beyond that, when is the new Philips creek ranch due to be built out? 2010 ? That's the bigger issue at this point if your thinking a short term sell. The traffic in/out of there is also pretty bad, so that will hurt resale until El Dorado is expanded.

On the flip side, the cost per square foot is low in Grayhawk, so the rental potential is nice. So if you do have to leave the area sooner than expected, you can probably rent the home as well.

Thanks for all the responses. I probably is a stones throw away. Greyhawk just opened up another phase. It probably wont be completely closed out for another 3-5 years. Preferrably i would like to get out of that house in 4-6 years. We've upgraded it with scraped wood floors, a media room granite countertops etc etc, so hopefully it will appreciate a LITTLE. Guess we'll see

I should have mentioned, its actually around 202k before we put the upgrades in.
