I had a friend who lived in a house about 3 blocks from Ben Hill Griffin stadium at the University of Florida. We used to sell parking spots for $10 a piece and get about 5 cars in there and go buy a keg for free every home game.

I dont think you can make $20,000 though.

I am looking in the Lake Arlington area. I now have included those built in the mid 1980s. It is a buyers market indeed! Thxs for you all input

even if it is a buyer's market--you still must consider doing major remodeling that will price your house above the neighborhood--
you may not want or think you will have to move in the near or far future--but the house I thought I would live in the shortest amount of time I wound up staying in for over 20 yrs...(and I definitely would not have signed off on it IF I had really thought that at the time)...neighborhood yes---that house, no...

things change and so do people--your plans now may be very different in 3 or 5 yrs---
IF you gut and remodel the house, you will have spent a LOT of money (unless you are doing all the labor yourself and even then it will be big expense)...
are your working with a realtor--if not I suggest you get someone familiar with the area to help you with your search and give you some practical information about the areas
the comps for your house when you go to sell will be dictated not by the total amount of money you put into your home but by the houses in your neighborhood that have sold over the past yr to 6 months...
you will get some credit/upside for making changes--but here again--your choices may not be to the taste of those looking to buy your house...
and in this market Arlington is not where the increasing value of homes is going...
IF you want to buy and older home and spend money on remodeling with an eye to the future--
look at the older, inner areas of FTW itself--that is where the most increase in home prices has happened in Tarrant county over the past year...

check it out
Schools also influence home value/sales market--Arlington ISD is not regarded as top tier like Grapevine-Colleyville, Coppell, Lewisville, Birdville, HEB, Carroll
