I'm currently a resident of Miami Township, and I'm house shopping in the East Centerville and Bellbrook areas. In looking at houses within the Bellbrook city limits, I've come across several listings with very high swings in the property taxes year-over-year with little to no movement in assessed value. I know that Bellbrook uses property taxes in place of income taxes (a good thing for higher income earners), but that doesn't explain the huge swings I'm seeing.

Can someone explain what is happening with these property taxes?

Here is one example home.... $4575 to $2388 to $5012 from 2016 to 2018.

2018 $5,012(+109.9%)
2017 $2,388(-47.8%)
2016 $4,575(-0.3%)
2015 $4,589
2014 $4,589(+29%)
2013 $3,556(-1%)
2012 $3,593(+101.8%)
2011 $1,780(-48.7%)
2010 $3,472(+0.3%)
2009 $3,463(+9.5%)
2008 $3,162(-2.4%)
2007 $3,239(-0.9%)
2006 $3,269(+14.2%)
2004 $2,862(+6.3%)
2003 $2,692(+15.1%)
2002 $2,340(-2.4%)

It looks like there was a levy that didn't pass in 2010, passed in 2011 instead, and when it expired, it failed the first time and passed the second time. Property tax levies are for five years at a time.

It may also have to do with how Greene County does their valuations and if the homeowner contested the county's initial value. They typically do that in five year intervals I believe.

Ah, so the upshot is that if I buy in Bellbrook, I can just expect high variability per the whims of the residents.
