My wife and I have found a home online that we might be interested in, in Millsboro Winding Creek Village, which in in Long Neck. I am still trying to find out what the HOA Fees are for this community, and have sent an email to the owner asking for that, and a few other details.

This particular house looks and sounds very very nice, but it has been listed for over a year now, so I am curious as to what might be holding up its sale.

I would like to hear what others here in the Delaware Forum might have to say about this community and the surrounding areas. Any opinions would be greatly appreciated.

HOA fee is $300/year.
Lots of listings for sale these days and many do stay on the market a year or more. Could be those with wood exterior stay on the market longer.

Thanks so much, rdlr. Yes, I already received a reply from the owner, and he gave the same figure for the HOA. Very happy about that.

I am now wondering what I might expect regarding flood insurance in this locale. Is it required? If so, about how much (ballpark figure) might it set us back?

Ooops ... never mind about the Flood Insurance, I had a bit of time at lunch today, and saw that rdlr had already answered this last year, in this post: https://www.city-data.com/forum/15663089-post5.html As it is pretty recent (one year ago), I imagine those figures are still reasonably accurate.

As usual, thanks again rdlr. You are SUCH a big help on this forum. Sorry I can't rep you again right now. You certainly deserve it.

Anyway, here's the FEMA site again, and for anyone else wanting to know about flood areas. Click This:
FEMA Map Service Center -

Plug in the address in question, then click VIEW (not BUY).
X means the property is not in a designated flood area.

(Looks like Winding Creek Village is in the "X" area)

That is SO COOL, rdlr! Thanks. Yeah, from what I can tell, it looks like the home in question is well out of the flood zones, but the roads in and out might be suspect.
