First off im sorry for all the posts but the questions keep mounting lol

Wife and i spent the weekend in de and are pretty much in love with it. Met with a couple of builders and have a tough decision to make. Both builders told us that they have no problem signing a contingency that our current home sells BUT they will not start construction until our current home is sold. Which would require us (and 2 kids) to rent after our home is sold and while the new one is being built.

Is this a common thing when buying new ?

I thought they wod be able to start building whe we were selling our home.

I would say that it is very common if you are depending upon the sale of the house to be able to buy your new place.

The good news is that in the Lewes area, during the off season (Oct - April) there are plenty of furnished condos to rent at off season prices (as long as you don't have pets). If you need a short term reasonably priced rental during beach season - that could be a problem.
