Looking into this community to build a new home. Anyone from the area? Looking for input to the crime/safety of the area, traffic, other communities that are comparable, etc. Actually would love to get any "locals" input to the area. Thanks in advance!!!!!!!!

I don't know how far outside Dover this community is, and can't tell whether you've moving from someplace relatively close or some other state. But you might want to start reading the local papers (Dover Post and Delaware State News, published in Dover, are both online).

The Wilmington paper purports to cover the state; they don't do a great job for Kent County, so I'm not sure how much attention you should pay to this very recent article:

Local/Native here.....
Townsend Fields is an upscale subdivision within the Caesar Rodney School District, comparable to Brookfield, Sandy Hill, and other similar communities East of Rt. 13. Townsend Fields is separated from Longacre Village by Peachtree Run. Properties have held their values there. Not much traffic as the development is set back off of Peachtree Run. Delaware State Police, Troop 3, covers that area, and I always advise people to ask them if they have concerns. I've been in this area a lifetime and have always felt safe.

Thanks for both responses.

rdlr I have talked with the State Police, just seeking additional input. So you are from this area? If you are familiar with it, how is the traffic on Rt 13, especially "shore" traffic on weekends? Will I be able to travel the area on weekends in the summer? I would assume you locals probably know back roads to avoid Rt13? Looks like plenty of shopping on Rt13 heading north before Dover? Enough good to decent restaurants or do we need to travel into Dover (or is Dover a place to avoid?) We had a lunch/dinner at El Azteca Mexican Restaurant just outside Longacre and enjoyed it.

Yes, I'm from this area, and have lived in Kent County for 76 years! We've farmed in this area for many years, and now live in the 19934 Zip Code (Camden/Wyoming), and we live about 5 minutes from Townsend Fields. Route 13 is a piece of cake, not much traffic except for Thursday/Friday summer traffic heading down to the beach areas. Sometimes, north Dover can be a bottleneck due to Nascar (twice/year) and Delaware State University sports schedules. I'm self-employed work 7/days week and travel these roads all the time in my business. To avoid the north 13 bottleneck around the Mall/Casino/Del State, I travel through the City of Dover, pick up the Dover/Kenton Road, or Scarborough Road. I do try to avoid those areas on beach weekends, because SR 1 dumps traffic through Dover (those looking for restaurants and/or lodging). No worries about traffic other times; you'll learn quickly how to get around. By the way.....we don't have "shore" traffic, it's "beach" traffic in Delaware.

Hehehe thanks I'll need to remember "beach" traffic. I guess that gives away that I am coming from NJ? I really appreciate you taking the time to answer my questions. While I have asked these questions of the realtor representing the development I would not take answers at anything but face value.

Do you know if;
(a) there Townsend Fields is a normal flight path for the Air Base? the realtor they said no and in our 4 visits have not seen or heard a plane
(b) on those rare race days does the sound travel that far south? there is any significant impact on traffic during those race days?

DAFB Flight path is over the Magnolia area (the town) and parts of Plain Dealing Road where the 55+ community is, and Jonathans Landing. It also runs along the Bay (Kits Hummock, Pickering Beach, etc.). As far as I know, Townsend Fields is not in that flight path. Where I am, I hear an occasional plane, or planes from DAFB, but that's rare. We do have a couple of crop dusters during planting season, coming from a very small airport a few miles from us. Not an issue. We actually can hear the roar of Nascar motors during the 2 race weekends per year. But that's only if the wind is blowing a certain way. My husband excitingly runs to our back yard and strains his ears to hear them on those days. Most times he's disappointed Traffic from Nascar does not have an effect where we are, nor at Townsend Fields. No worries.
