Hello. We will soon have our third child and we currently live in a working class neighborhood right outside Philadelphia. I hate where I live right now, specifically the house and the taxes more than the neighborhood itself. (Our taxes are not nearly as high as other PA areas like Delco or Newtown, but for having lockdowns and drive-by fatal shootings on our street, I feel we are not getting what we pay for--property taxes are $4k/yr for a 150 yr old 1800sq ft home) We are looking at moving to Delaware within the next several years due to the finance and banking career opportunities, the low taxes, and a fresh start.

What areas of Wilmington or around Wilmington are currently okay for a family but not too expensive? I'd prefer a relatively safe, racially diverse area with a healthy mix of diversity, similar to the demographics you'd see in Philly's West Mount Airy neighborhood. (Not that it's very important but for the record we're white, and ive always fit in best in areas with a mix of people) I heard decent things about Brandywine School District. We'll probably rent for a year and get a feel for the area before buying, and are looking at cheap rent, probably $900-1200 for a 3bd apartment or rental house. I'm open to a variety of housing styles including apartments, whereas my husband has always wanted to live in a rancher or cape cod house. Our budget is limited; we bought our current house for $130-140k and not sure what it'd bring in now, but the house has issues which is one reason I want to move. One last thing: as a result of living and working in "hoods" in and around Philly for many years including North Philly, my perception of a "bad" neighborhood and a "bad" school district is less sheltered than the average person's lol.

I'm curious about the following neighborhoods, if they're worth looking into or not:
Elsmere
Claymont
Holly Oak
Bellefonte
Edgemoor
Pennyhill Terrace
Gwinhurst
Little Italy
Fairfax -- I know it's safe but are there any affordable sections?
