This post is for all the area experts who have lived in Delaware for years. Those who know the state inside and out. Especially in and around Wilmington. Filled with Five State Parks, Zoo, and Riverfront View.
Looking for family friendly neighborhoods, low crime, best schools, great places to eat!

Name the top FIVE best suburb places to live around Wilmington and post why.

What makes these places so special?
Is it the Landscape. Restaurants, Low Crime, Holiday Events?
Volunteer Programs and Support Groups? Family Owned Businesses....

I find that very hard to believe that neither person who did respond cannot name even one good suburb area. I can name at least 25 good things about the area in which I live currently even with it in poor condition. Plus, I've been reading posts here and others claim a completely different stance on this. So, your negative response, backed with no facts just opinion, says maybe Delaware just isn't the place for YOU. And your replies seem more like spam and hate which is sad because people come here to city-date.com to get factual information.

Lived here my whole life so it is the place for me.

So to be fair, I'll name 5 places I have been to where I did not have a bad time.
1. White Clay Creek State Park
2. Cabela's
3.Delaware Park Casino
4.Ebright Azimuth ( Delaware's highest elevation: it's in a trailer park)
5.Fort Dupont in Delaware City.


I live in slower lower DE so I just visit the area you asked about. But I have been there often enough to know it's not a place I would want to live.

First off, there aren’t that many regular posters from Delaware, and most of the regulars are from southern Delaware, so I wouldn’t expect this to be a terribly active thread. You also haven’t expressed why you want this info. Are you looking to move there, just curious, or trolling people because they are not jumping to post with answers you like?

Wilmington is largely surrounded by unincorporated areas maintained by the county, though they carry a Wilmington zip code. Don’t be confused by thinking the whole area north of the city is actually within city limits. Strip centers and tract homes from the 50s, 60s and 70s abound, though it has its share of mansions and McMansions, particularly off of Route 52. The countryside north and northwest of the city is beautiful. Northeast and south, not so much.

There is a small working class town named Claymont off of I 95 right before you cross over into PA. South of Claymont are the Arden communities, a unique set of art colonies where residents volunteer in guilds that connect the community socially. I have friends who raised their children there and love it. The only place in northern New Castle County aside from Wilmington with what I consider an actual walkable downtown is Newark. It’s home to the University of Delaware, which might be a plus or a minus, depending on your interests. Middletown in southern NCC might work. It’s largely a commuter town.

There are many cute towns across the border in PA. Investigate West Chester, Kennett Square, and Media. Property taxes are noticeably higher in PA, but depending on your income, state income tax will likely be lower and will offset that a bit.

This is quite a large request. In my opinion, you will not find any one place having all of those amenities, but there are places near Wilmington having beautiful landscaping and rolling hills, access to restaurants, beautiful parks, and having low crime. Most I've mentioned are just a short distance to holiday events, museums, historical areas, parks, etc. I'm a native of Delaware for 79 years, live in Kent County, never left, and travel up and down the state almost every day to conduct business appointments. Some of the areas I've worked in, and would recommend, are: Rockland Hills, Montchanin, Greenville, Westover Hills, Hagley Dundation, North Star, Westmoreland, Pike Creek, on and on. You didn't mention money. Some of those areas have more expensive housing than others, so how much you want to spend will dictate the nicest neighborhoods, best views, water access, and other. 1) Hockessin- family friendly small town feel. Lots of youth programs, Red Clay feeder schools are great- North Star and Cooke Elem. HB Middle all right in Hockessin. Nice restaurants, only fast food is Wawa. Parks, library, PAL center, athletic club, shopping in town and close to others. 30 min to downtown. Right on PA border to Kennett Square and Landenberg. Kennett has some fun spots and restaurants too.
2) Greenville - more expensive and more spread out than Hockessin. But beautiful area with upscale shopping. Red Clay schools
3)North Wilmington - (Brandywine Hundred and Concord Pike area)family friendly, good schools in Brandywine school district, parks, YMCA, variety of shopping, close to city - 15 to 20 min to downtown. Lots of restaurants, casual and fast food.

Personally Wouldn’t live in other areas around Wilmington.
I’d include Newark too but you said around Wilmington so I left it out.
