Does anybody know of a good website that lists all of the new home developments under construction/on sale in the Denver area, specifically showing townhome/condo multi-family housing developments? Or does such a site exist? When I do a google search hundreds of results come up but almost all of them are generic websites full of junk.

When I spend time dreaming of getting back to Denver and the home I would buy, I typically have to hit the builder's websites and then see what they are building and where. Just finding the builders can be troublesome; I tend to go to the Post's website, hit the Real Estate section and then click on the ads. Needless to say, this is more than a little time consuming.

I see Mr. Barnes recommends the physical paper... maybe the same thing is in the E-edition?

The paid e-edition is exactly the same as the paper. An unbiased if you will website with new builders is hard to find. There are sites that have builders and new communities, but they are paid advertising so its not a way to get a full range of options. Then again so is the Post.

If you are in Denver I'd just drive out to the areas you are interested in and check them out or at least write the names down. I doubt if you are looking for new communities in Reunion or Brighton that you will care about new communities in Highlands Ranch and Castle Rock so even though there are a lot of choices no reason you can't see just about all of them in 5 or 6 focused hours of searching.

For new tract home developments on the edge of town, I agree they're pretty easy to find (especially along E-470 in Aurora), however there could potentially be small condo buildings being developed all over town that I'm completely unaware about. For example on Sunday I stumbled on a small development right near the Centennial Airport & Broncos training center that I never knew existed, with only a few unsold units left (only 1 br units left). So wondering if there was an easy way to see if there was more where that came from. I'll definitely get a copy of the Sunday Post this Sunday. Seems like with inventory for affordable homes so low, it might make a lot of sense to buy something brand new so I'm not competing with investors paying cash for properties sight unseen.

I used to live in that area and those have been on sale for years so I doubt they would still be advertised. There are a number of buildings like that and I don't know where you would find out about them. When they get to that low a number of units left they often get sold by MLS as well.

I'd suggest just getting on board with an agent. Most new home communities are fine with paying out a commission to a buyers agent if they show up with you on first visit.

There is not a lot of town homes or condos going up right now. The lack of FHA financing for end buyers has really squashed that whole segment.

Your REA can get an inventory list. I just checked the last one I have, no condos or town homes are listed.
