If I wanted something with more space where I can see wildlife I'd be tempted to move a few miles further out than backcountry. Eventually that area will be swallowed by more suburban development and then some of the appeal will be gone.

For the most part Back Country is sided by the Back Country Wilderness Area, and Daniels Park.

It's the south end border of HR, so any new development would have to be approved by Douglas County. They have been fairly hard on new developments in the past.

I actually want to move over to that area. It is about 3 miles south of where I am now.

Make sure to look at houses with open space behind them and views of the foothills.

thanks timmy, those houses that back to open space have huge lot premiums, so most likely, if we do decide to go there, we would have the beautiful view of another house!

We are also interested in Backcountry. I'm waiting for a packet to be sent in the mail from Shea. Dtnach, can you give me a ballpark on those lot premiums?

I'd personally never want a house that backed to "open space". Too many critters roam "open spaces". I don't need to find a bear or a rattle snake in my back yard But then that's just me (On a side note, I've watched Househuntes where the buyers were in Florida and looking for homes that backed up to swampy open space. Seriously? You want to live that close to gators??)
