I've been considering moving to the Green Mountain area of Lakewood in the foothills to the south / west of Red Rocks CC. The first two houses I've looked at had foundation issues. Both back up to open space and one is on a hillside. I'm wondering if that is a very common issue because of the geography in that area.

Probably caused by expansive soil, rather than the topography.

Welcome to the expansive soils of Colorado.

In that neighborhood, I would not buy any house built after 2007.
And, I would pay extra for a detailed foundation/soil report.

Buy at least a 5-year old house.
At that point, there should not be any surprises.
