My wife and I are first time homebuyers (or hope to be in the next couple of months) and have started to look at Virginia Village. Some of the redone homes there are much less expensive than surrounding areas. We are currently renting a small home in Cory Merrill so we are familiar with the area somewhat. I was just wondering what the neighborhood of Virginia Village is like? Is this area supposed to be up and coming or anything?

Where is work? Look at everything in your price range, then narrow your focus and not before. Make sure your new loan is fully approved before you start looking in person. Why? Because the buyer that gets to sleep in the house has all their ducks lined up first.

I work near the Capitol and my wife works in Northfield by the old airport. So something SE of town works well I think. We have been pre-approved already. Anything else I should do prior to making offers? That should be our next step in the upcoming weeks.

I really like Virginia Village. If I were to move to Denver I would probably choose that neighborhood because it isn't trendy yet so you get better values. Good choice!

Common in this area: completely uninsulated walls and ageing sewer lines. Oh, and fires. At least three homes caught fire in the last year or so. I think they were all rentals. Whether they were instances of insurance fraud or negligence or poor construction....can't say.
You can easily be downtown in 20 minutes or less during non-commute hours. Other times it can take you more like 40. Hubby commutes downtown via lightrail or running via Cherry Creek Trail. Be warned: lightrail takes longer than you'd think, esp if you include the walk to the Colorado station on Evans. But reading on the train still beats sitting in traffic during regular commuting hours. And the pedestrian bridge across 25 will be opening soon.
What we don't love: no amazing neighborhood school options. Proximity to Glendale density. Congestion on Colorado Blvd...but honestly you learn how to work around that pretty quick.
What we love: diversity and accessibility. Very easy access to I-25 and lightrail and Cherry Creek Trail. No end to unique and amazing ethnic food options nearby. Bonus: Lower home values mean lower property taxes.
And with all you save on housing you can be shopping in Cherry Creek Mall/North in 10 minutes.
Oh, and we really like our neighbors. Quite a few of them have lived here for decades. None of the pretension of other 'hoods. Krisana Park is a totally different animal of course. We love the Krisana Parkers. They have some great landscaping ideas and the means to implement them. Makes for nice neighborhood walks.
Don't forget the flagship liquor department at the Leetsdale King Soopies.

Can anyone tell me a bit about the Virginia Village neighborhood in southeast Denver, please? It spans from Colorado Boulevard east to Holly between Evans and Mississippi. Thanks!
