Akron St. house is also under contract this morning.

I'll check back in a few weeks to see if selling prices are showing.

You won't get a real number for about 12 weeks when it will be here

And of course no way to know until after closing what the 419K one went for, but I always operate on the presumption that if it's under contract in just a couple of days, it is at or close to listing price.
The same pool of buyers likely looked at both with the lion share of the offers going to the cheaper one. Will be very interesting to see how close the final closing prices are to each other.

I'm going to predict and say Akron(369) went for around 380K, and Valentia(419) for just under 415K. It will be interesting to see if I am close.

Wow, that was a quick close! I hadn't even bothered going back and checking yet since it's only been a week or so.

Nice to know that I'm batting 1000 on pricing prediction accuracy though! lol!

I had a cash buyer and we closed in 14 days from contract - I thought that was fast! lol!

I'm not sure it's boomers - not a huge Stapleton demographic, although if they are older boomers with grandkids in the neighborhood, that's a not uncommon thing. Could have been an investor as well - these paired homes are very popular as rentals and quite a lot are investor owned.

The quick close terms may have been what won the bid.
