I am considering moving from the Las Vegas area to Denver in the next 9-12 months. Currently I own a $250,000 2 bed/bath condo in Henderson,NV. If I move to Denver, I will probably have to rent out my place in Henderson (for at least $1300/month) while I try to sell it. In the meantime, I would look to move into a 1 bed plus den, 1 bath in downtown denver.

Anyone have suggestions as to what part of downtown to live in for a single, mid-twenties, college educated female? I wouldn't want to pay any more than $1000 (all in) per month for the apartment.

By downtown do you mean in the city, or actually in LoDo itself? Rents are cheaper as you get farther from the LoDo area. There are many areas in the city that are close to downtown that would meet your criteria.

Does anyone have suggestions of areas that are easily walkable to LoDo where the rent might be a little cheaper? I'll be starting work in the Tabor Center in a few months and would love to be able to walk to and from work.

If you want to walk, you will pay high rent. But, never fear, RTD is here. That is our "Regional Transportation District" public transportation. There is a free bus that runs all the way on the 16th street Mall downtown from Union Station, Lodo; to Civic Station, near the capital. In Addition there are numerous buses and light rail that are clean, safe and fast. So you can live anywhere close to downtown or further out and have transportation to downtown.

Capitol Hill is walkable to LoDo and rent is fairly reasonable there. Check Craigslist and search for Capitol Hill. There's a LARGE number of apartments there in all price ranges from the dirt cheap (though not always nice) to very expensive. Some places don't include parking in CH, though, although many do. Anyway, I'd say your odds of finding a reasonably priced apartment are better there than anywhere.

Other search terms to look for: Uptown, Cheesman Park, Governor's Park, City Park West, Lincoln Park, Curtis Park. These are other neighborhoods in the same general area that might have some less expensive rentals.

i've been down this road recently and will sign a lease in the next few months. we were looking at a 2br, 2ba apt around LoDo. The going rate seems to be $1700 and up. The Premier lofts are nice buy amazingly pricy. Like someone said, the further away from LoDo you get, the cheaper the rent. Also, if you didn't know, parking seems to me a MAJOR problem for downtown denver.

There is plenty of parking, you just have to pay for it. Still cheaper than most cities.

I'm actually have the same question. When I move back to Denver and eventually get a place of my own (hopefully sooner than later), I would ideally like to live downtown or right near by. Problem is, from what I've seen, that either means living in an inexpensive, run down, dingy apartment building, or living in a brand new high/mid rise luxury condo building with sky-high prices-- with almost nothing in the middle. It seems like you have to find a typical "garden style" apartment complex in the suburbs to get something decent and middle of the road without paying a fortune. I've been in some of those old apartment towers built in the '50s, '60s, or '70s, scattered around town, and they are a total dump. Any ideas?

it's not exactly "middle of the road" but might be considered that, relatively speaking for downtown denver - i liked the commons park west apts when i visited. right accross the river from LODO, walking distance to the park, few bars / restaurants, bike / running path. the units were better than average, clean, etc but not super nice or anything. I recall that the 1br's were about $1300 - not cheap but these were cheaper than others.

other people have recommended not renting in a community. you might find cheaper rent, etc.
