Tax due is up 20% this year (2019) vs last year (2018).



Years before have only had < 10% increases from year to year.



Is this normal? How do people on fixed incomes make it?

My Arapahoe County assessment for July 2018, just received, was an 11% increase, in line with my RE agent's continuing assessments.

Where I live in Colorado Springs, tax assessments went up 22% versus 2018. Luckily, one of us is over 65, so we filed for the seniors' discount, but it is funded on a year to year basis by the state legislature.

The property tax is the "wealth tax" on the middle class. For most families, the house is their largest asset.

At least Colorado has much lower rates than places like Mass or California or New Jersey.

But that current increased assessment increase of 22% does not mean that your taxes will rise by that amount. We'll learn the true rate later in the year.

My Summit Co condo went up 60% in valuation.

One of the reasons DougCo went up was because the mill levy we voted for in November. Between the mill levy and my home value increase my taxes jumped 22%. I really feel for the younger generations trying to buy a home here.

It might be time for our state government to start thinking about putting caps on property taxes.

If you feel like it is incorrect, have a realtor run a market analysis for the tax period. If it is wrong you can then use the market analysis as part of your dispute. I have seen it work before.
