Hi - ask your agent to do a search for homes that have been on the market for more than 12 days. Sometimes there is nothing "wrong" with the house, but it was started at too high a price. Getting at or over 100% starts to drop off around 9 days, and almost nothing gets full price when it is over 15 days. The feeding frenzy is over, and you can make an offer based on what you actually want to pay.
